How to Use the Recording Package Analyzer
Purpose of This Tool
Recording Package Analyzer reviews your documents before you submit them to the county recorder's office. It catches common errors that cause rejections — missing signatures, notary issues, name mismatches, and formatting problems.
It is not a substitute for your own review or guidance from a qualified professional.
How to Use It Properly
Upload the complete recording package as a single PDF — Include all documents: deeds, deeds of trust, excise tax affidavits, assignments, and any supporting documents.
Use it as a pre-submission checklist—not a guarantee
- If the report flags issues → fix them before submitting to the county.
- If the report shows "Ready to Record" → still verify physical documents (margins, ink signatures, notary seals) which AI cannot check from extracted text.
Always verify the physical documents — This tool analyzes extracted text. It cannot verify ink signatures, notary stamps/seals, margin measurements, or paper quality.
Important Guidelines
- County requirements vary. Always verify current requirements with the specific county recorder's office where you are filing.
- Check physical formatting. Margins, font size, and paper requirements must be verified on the actual printed documents.
- Verify notary seals visually. The tool can check if a notary acknowledgment is present in the text, but cannot verify the physical seal/stamp.
- When in doubt, call the county. Recording offices are generally helpful about their specific requirements.
Bottom Line
Think of this as having a senior closer review your package before you walk it to the counter. It catches the text-level errors that cause most rejections, but you still need to verify the physical documents yourself.
